We are Rita and Mike Kobrak, multi-lingual tour guides. After organizing and conducting tours all around Italy and Europe we came across Villa Radicata and immediately fell in love with the house and area. Our daughter, Alessia, also loves Villa Radicata and has been going there regularly since she was two and half months old and her baby brother is following in her footsteps. We eventually plan to retire here!

Close to Anghiari in Eastern Tuscany in the Tiber valley, Surrounded by three acres of private gardens and with its own private swimming pool giving fabulous, open views over the Tuscan countryside. It has been renovated retaining many original features and has chestnut beams and terracotta floors throughout. There are several patios and a lovely pergola around the house making it a perfect house for a large group.
The villa is near a small village with a supermarket and pizzeria and just 15 mins from Anghiari, a pretty, medieval hilltop town. It is also within easy reach of the larger town of San Sepolcro (20 mins).
Villa Radicata is surrounded by beautiful countryside, famous as the birthplace of Michelangelo. From the tiny hamlet of Caroni San Cristoforo a one kilometre cement road winds up and along the hillside of Picco Castagno (Chestnut Peak) to Villa Radicata with breathtaking views of Lake Montedoglio and the upper Tiber valley.
Try to resist the urge to jump in the pool (12x5m), as you make your way down a short flight of stone stairs curving down to the garden and stoned patio courtyard.
There are two large French doors that open onto the patio to the front of the villa. The patio is covered by a pergola and provides a shady area for dining “al fresco”. To the left of the patio is a wood oven and a stand alone BBQ. The French doors give access to a dining room with a large granite, dining table seating 10 and then through to the kitchen. The kitchen is well equipped and has a hob, oven, large fridge/freezer and dishwasher. Off the kitchen is a hallway with stairs leading to the first and second floors. There is a washing machine in a large under stair cupboard, also on the ground floor is the "Il Giardino" (Garden) bedroom with a pretty iron double bed and stable doors giving access to kitchen patio and villa gardens. The bathroom has a spacious corner bath with a wall mounted shower in the bath
A set of stone stairs leads from the hallway to the first and second floors. On the first floor there is a living room with stone fireplace. Off the living room there are two twin bedrooms and to the other side a bathroom with bath and wall mounted shower in the bath. To the rear of the house is the "Il Girasole" (Sunflower) bedroom with a pretty iron bed and en suite bathroom with a sunken bath, and wall mounted shower in the bath. "Il Girasole" has access to its own outside terrace with its own deckchairs and table.
On the second floor is the large " La Torre" (Tower) bedroom with a stunning four poster bed. "La Torre" has two large arched windows overlooking the garden. This room has its own bathroom with large walk in shower and marble sink.
